Q. Are the sprinkler systems of each home maintained and repaired by the Association or the individual homeowner?
A. The entire landscape sprinkler system is maintained by the Association. If damage is caused by an owner, the Association will repair and bill the owner.
Q. Are the sprinkler systems run off of the pressurized irrigation system that the Association dues cover or are they run off of city water that the indidvidual homeowner is responsible for?
A. The sprikler systems are run off of the pressurized irrigation sytem, with water from the New York Irrigation District.
Q. Is there a transfer fee for each change of ownership of a home in Pine Tree Village?
A. There is an initiation fee of $250 upon the initial deed by the developer to the first buyer. Thereafter, there is a $150 transfer fee each time title is transfered.
Q. Who is responsible for trimming trees and or bushes for each individual home.
A. The Association.
Q. Are homeowners allowed to put up Holiday lights?
A. Yes, subject to rules the Association may adopt. If an owner damages the home extereior in putting up or taking down Christmas lights, the owner is responsible for the cost of repair of the damage.
Q. When will the Homeowner’s Association be handed over to the homeowners to manage?
A. Eventually, when the project is built out, the Association will elect its own Board of Directors, who will then hire and retain management of their choice.
